Access Statement for Ash House Farm

We endeavour to cater for the needs of all visitors at our establishment, either in the “Main house” or the “Fruit Store” accommodation.

If you have any specific requests please feel free to contact us and we will do our utmost to oblige. Ash House Farm has a good website and we can be contacted through our Web Site (Click CONTACT US and post a message there) or contact us via telephone or email.

Pre-arrival

Check-in time is from 16.00 hrs, check-out time is 10.00 hrs, if you have to check-in or out at a different time do please ask, I am always very flexible.

We are situated approximately 2 minutes by car from the A49, public transport is very limited, Acton Bridge railway station is about 25 minutes walk, but has a very limited service.

Arrival & Car Parking

There is a large courtyard, there are no marked parking bays, but there is ample car parking space, we can also accommodate larger vehicles. The surface of the courtyard is cobbled and towards the main entrance to the house, there is an area of granite sets.

Luggage assistance is available.

Main Entrance/Reception/Dining area for the Fruit Store Annexe.

There are 2 steps into the porch; the first being a flagstone 6½” high, 28” (71cms) wide, the doorway is 38” (96.5cms) wide the second step being glazed bricks 6” (15cms) high leading into quarry-tiled porch, a further step is 6” (15cms) high with a glazed door 38” (96.5cms) wide leading into the quarry-tiled entrance hall.

Farmhouse Accommodation

The inner hall that is always well lit is 48” (122cms) wide having a Minton tile glazed floor. This leads to the Dining room/Lounge which is on the same level as the entrance.

Dining Room/Lounge

This has a large doorway which is 36” (91.5cms) wide with a plinth or wood across 1” (2.5cms) high, the floor in the dining room is solid wood with two large traditional rugs. There is a fridge for guests use in this room.

• We do not play background music in this room.

Stairway

There are eleven steps up the stairs to a half landing then turn and there are another six steps to the stairway is very wide and not steep steps. This is also adequately lit at all times. There is also a bell to ring for attention.

Bedrooms

Pikenhall Room

The doorway to this room is 34.5” (87.5cms) wide and there is double and two single beds in this room, one single bed is situated against the wall, and there is one armchair in the room. Main lighting is controlled from the door; there are bedside lamps, one for each single bed and two for double bed. Fitted short pile 80/20 carpet on the floor.

In the corner of the room there is a door 28” (71cms) wide opening to a spacious en-suite down three steps with a bannister, it is fitted with a shower, washbasin and toilet.

There is a smoke alarm, remote control TV, beverage tray, hairdryer bathrobe and trouser press in this room.

Heating is thermostatically controlled and fully adjustable from within.

The bedroom is lockable within and guests may be provided with a front door key.

Cliff Room

The doorway to this room is 34.5” (87.5cms) wide and there are two single beds in it with 20” (51cms) space at the side of each bed. Main lighting is controlled from the door and there are two bedside lamps.

There is a single shower and washbasin in this room, a toilet for this room is just along the landing down six steps. This room is fitted with 80/20 carpet throughout.

There is a smoke alarm, remote control TV, beverage tray, hairdryer, bathrobe and trouser press in this room.

Heating is thermostatically controlled and fully adjustable from within.

The bedroom is lockable within and guests may be provided with a front door key.

The Fruit Store Annexe

Consists of four newly converted bedrooms across the courtyard adjacent to the farmhouse, all have rooms have thermostatically controlled adjustable under-floor heating with full en-suite facilities, internet access, hairdryers, bathrobes, remote-controlled T V’s & Free view boxes and beverage trays.

Main entrance to Fruit Store

There is a flagged path 60” (52cms) outside the entrance and a 4½” (11cms) kerb up to this. The main doorway is 32” (81cm) wide with a 3” (7.5cms) step across the bottom.

There are radio linked smoke alarms throughout this building.

The stairs have eleven steps and are 31½” (80cms) wide.

King Room

The King room is situated on the first floor, the doorway is 31” (79cms) wide. This room has king size brass bed being 27” (68.5cms) high and fully carpeted, there at two armchairs and desk/table. The door to the en-suite is 32” (81cms) wide and has washbasin, toilet and 31” (79cms) wide shower and is tiled from floor to ceiling.

Main lighting controlled from door or bedside and two bedside lamps.

Remote controlled TV/DVD,Free view box and Trouser Press.

The bedroom is lockable.

Bramley Room

This room is also on the first floor, the doorway is 31” (79cms) wide, two single beds that are 24” (61cms) high and fully carpeted, there is one armchair. The door to the en-suite is 32” (81cms) wide with bath/shower, washbasin and toilet and is tiled from floor to ceiling, there is a non-slip bathmat.

Commis Room

This room is situated on the ground floor the doorway is 31” (79cms) wide, the flooring is wood. The bed is a double bed being 24” (61cms) high.

The door to the en-suite is 32” (81cms) wide with bath/shower, washbasin and toilet and is tiled from floor to ceiling, there is a non-slip bathmat.

Main lighting controlled from door or bedside and two bedside lamps.

There is an American rocking chair and desk/table.

The bedroom is lockable.

Grenadier Room

On the ground floor the doorway is 31” (79cms) wide this room has wood flooring and two single beds 25” (63.5cms) high. The door to the en-suite is 32” (81cms) wide, this has washbasin toilet and a large walk in shower. 54” (137cms) long and is tiled from floor to ceiling there is a small step into the shower base of 4½” (11cms).

There is a bedroom chair and also desk with chair.

The bedroom is lockable.

Registration and Breakfast

There is a small walk across to the Main entrance/Reception across the cobbled courtyard.

Laundry

A small amount of washing can be done if required and there is drying room for wet clothes do please ask.

Garden

Guests can freely walk round our large garden but children must be kept under supervision at all time, guests can feel free to use the garden furniture on the patio. There are three steps up to the patio.

Additional Information

• All sheets are 100% cotton and duvets and pillows are hollow fibre (any special request for other bedding we will do our utmost to oblige).

• Dogs are welcomed by arrangement.

• Guests are welcome to use our telephone by arrangement.

• There is no smoking in any of the accommodation (smoking is allowed outside).

• Small items of food/medication can be stored in the fridge in the dining room.

• Please let us know of any special requirements at the time of booking.
